CNN recently reported that the plan of foreclosure prevention by President Obama, which was meant to keep tons of American homes through offering incentives to banks to refinance their mortgages, does not work. Actually, only 6% out of every eligible household has gotten any assistance.

This failure’s impact is a catastrophe since tons of homeowners are continuing to fall into foreclosure. Colored people are the hardest-hit by this crisis, as they face disproportionate foreclosure rates and higher unemployment levels. This recession has further deepened the divide of race.
Because of this, it seems strange to others that the economy of the globe is allegedly back to normal. If we continue to fail in addressing the hardships of people who work and turn a blind eye to racial inequity structures that aided us in going into recession, returning to normal life will not mean much.
At the beginning of the year, I went all over the country – from Washington to Rhode Island, Arizona to Michigan – researching about the recession and race. I met a woman near Detroit who had lost her teacher’s assistant job recently and somehow had to support four children on her own.

She got laid off last year due to cuts in the state budget. Her benefit of unemployment ran out, so she asked the government for some cash assistance. One month after that, her checks of welfare ran out, too, and she no longer had any income whatsoever.
She ended up falling behind on payments of mortgage for their house. Now, she realized that she got sold into a subprime loan with adjustable rates. Her house was foreclosed. Without any kind of wealth to help her, she has no idea what to do.
Since colored people were saddled disproportionately with loans that were predatory, colored neighborhoods bear the hurdle of more foreclosures. Latino, Black, American-Indian and Asian families have become stripped of a lot of wealth that they carefully saved through the years. This loss impact is sure to last for several generations.
The fact that colored people are faced with higher foreclosure rates is not a coincidence. Up until the 70s, colored communities were widely left out of owning houses due to “redlining” practices of race and agreements of neighborhoods that were racially restrictive. After that, discrimination was ended when it came to lending. Then, racial exclusion and redlining became illegal and colored people slowly started to gain access to prime loans.

However, late in the 90s, Congress deregulated the industry of mortgage and Wall Street, completely opening the industry space to get over the CRA. They were the exact same anti-regulatory methods which made subprime security possible.
While the CRA became weaker and the incentives grew to sell loans that were subprime, colored neighborhoods offered fertile ground to sell faulty merchandise. Since the communities were hugely out of prime lenders due to redlining, little competition existed and the vacuum of credit produced conditions for predatory sales of loans of high-cost to colored communities.

Simply put, the crisis of the economy has been built on this country’s massive history regarding racial discrimination.

Washington has on its side some advantages. It reacted rapidly and positively to save the economy from collapse. Even if on the U.S. shoulders the foreclosure crisis hit, they were all those who have found a solution to what seemed to be difficult.

President Barack Obama, despite accusations brought and challenges, which had to cope with them, is indubitably the most important leader on the world stage by security, coherence, and knowledge to give evidence. While in Britain, Japan, Germany, and France leaders are either put on the wall or categorized as inconsistent and reserved Obama remains in position. The only dreaded competitor, the Chinese leader, Hu Jintao, has no aspirations of world leader and it is not supported in this position because the world still do not conceive the idea of a Chinese to occupy this position. Only the American model seems to be viable. The world would need a leadership in front of such difficult problems and in case of prolonged uncertainty. Any progress, even if it can slow the decline rate, is associated with enthusiasm.

Despite the fact that more and more states ask a stronger intervention of the state in the economy to prevent a new foreclosure crisis, and doubt of the Anglo-Saxon’s model of capitalism, this was the system that brought prosperity to the whole world for over three decades. All the world states have benefited if the money amount decreases and world trade is flourishing. Although it is difficult to go back in time to the periods of growth, lack of other visions makes the U.S. the best solution.

How will America look after the foreclosure crisis? The U.S. must move from a model based on consumption to one based on exports and savings, in terms of the last decades in the engine of growth of the largest economies in the world has been intern consumption. Current recession has brought the spotlight on the gaps existing model and the need to impose a change in the area of the U.S. economy, reports Newsweek.
For 60 years, strategies relate to a series of simple tools to struggle with the foreclosure crisis and to encourage growth: the reduction of the reference’s profit by Fed, diminishing taxes by the government and lack of instruction of Wall Street that helps the obtaining of gains easier. Now these tools are outdated. Fed cannot reduce more the interest of the monetary policy in conditions in which the interest rate for overnight loans is almost zero. Deficits are at a record level, and the democrats are in power in Washington, so the chances of major tax cuts decrease.

The returning from previous crises relates to bubbles, based on consumption and they led to raising of inequalities, specified Lawrence Summers, the economic advisor of the White House. The President put emphasis on another time of the economy’s recovery. Obama administration strategy relates to what represents industrial policy and excessive government intervention – or even gradual expansion of socialism.

With the continuing economic crisis, foreclosure is almost impossible to avoid. A lot of the typical houses have been foreclosed within the year, and even more are on mortgage and on the verge of foreclosure. Contrary to popular belief, this dilemma is not just posed on the lower-value houses. Truth is even owners of some high-end houses carry the burden of keeping their properties: and this holds a more major implication to the foreclosure cleaning business.

Usually, homeowners of high-end, soon to be foreclosed houses try to do last minute calls or requests for service from the foreclosure cleaning company. This is because they need the house to be at its best state to be able to attract interested parties and immediately get a buyer. As for the case of the builder, they would call foreclosure cleaning companies to ask for services as to the cleaning, repair, and maintenance of the foreclosed properties prior to sale. Usually, the builders ensure that the high-end houses are kept in best shape such that its market value will not depreciate.

The problem with this is that even as the builders (or sometimes homeowners) keep the houses in good condition, chances are they would still have a great loss on the property. Recent statistics show that recently, on sale houses that have been foreclosed stay in the market for a long time, and it is very difficult to find new buyers of such properties. And since more and more high-end properties are being foreclosed and the builders are just starting to get the help of foreclosure cleaning companies, along with the calls or requests from banks, foreclosure cleaning businesses become a hit in the Real Estate.

While foreclosure cleaning teams start to do their jobs on the properties to be fixed or maintained, they might encounter troubles as to the execution of their tasks. This is because there are certain Home Owners Associations that do not allow particular activities in their community. For instance, a foreclosure cleaning business owner in Atlanta once had an episode with one homeowner association board member.

The former insisted that the boarding up of one window is not to start until the installation of the new window for replacement is already available. The foreclosure cleaning business owner tried so much to convince the homeowner association board member that the boards used to cover up for the broken windows would have to stay there to avoid further vandalism and wear from the rain that was about to start. The homeowner argued that this kind of activity is not allowed within the premises of the community because such activities are “eyesores”, and has a general impact on the façade of the area.

Even if the cleaning team tried hard to explain that those “eyesores” cannot be totally avoided, the homeowner would still not budge. This issue was only resolved when a representative from the bank got into the discussion, and favored the decision of the cleaning team since all the necessary tasks are needed to be done immediately.

The people are much concerned about their foreclosed property now days. They want to prevent their property in all the situations whether favorable or unfavorable. Here several questions are asked by the people that what is the procedure of foreclosure process? How much time it will take for the whole procedure? How to follow Obama’s Refinance Plan? And what can we do further in order to delay the foreclosure after not qualifying the refinance plan? The answers to all the questions are mentioned as follows:

If you are unable to make the payment regarding the loan against the mortgage, the bank or lender will start the foreclosure process against the homeowner. The complication of the process can be understood when you will find all the details and factors regarding this foreclosure. The execution of the process takes a lot of time. It may take about eight months to sort it out.

But if you want to prevent the property from this complicated process, you can have benefit from the newly introduced refinance plan by the President Obama. This can help the people to get the refinance mortgage but this can only sort out the problem for the time being. This, in fact, increases the speed of process as payments have to be made in shorter period.

Also it is worth mentioning here that President’s program is not of any work for about 3/4 people who are seeking help from this foreclosure process. This plan will further accelerate this process of foreclosure and make it difficult for the homeowners to save their property.

When you make further delays in the payments of loan, the bank or lenders make the decision to file a suit against the homeowner. In this way, the process of foreclosure starts. The court of law become active and sends the summons to the homeowner. The summons tells them what amount they need to pay to the lender and when should they respond to the summons. If you request the court for the hearing, the court will give the homeowners the opportunity to state your problem in front of court. Here you need to make the details about why the delays are happening and up to what time you will be able to pay back the pending payment.
If the homeowner does not reach the court, the court will give the decision in the favor of lender in next 24 days. The lender will have full right to sell the property by auctioning it.

The homeowner can use different options to save their property from the foreclosure. The homeowners do not have full knowledge about all the possible solutions to sort it out. Homeowners can save the property if they do not have penny in their pocket.
The homeowners need to stay in their home to save the property and show the ability to lending institutions that they can save the property and will be able in near future to pay back the debt. The homeowners can make researches from further resources to save their property.

Since the world is facing to a great financial crisis, most people interest about the mortgage procedure as they don’t have sufficient income to bear with their day to day expenses.

Since the world is facing to a great financial crisis, most people interest about the mortgage procedure as they don’t have sufficient income to bear with their day to day expenses. Because of this situation we can see lots of properties are mortgaged to someone or some financial institution accordingly. Though these people managed to get approved a mortgage, sometimes they won’t be able to pay back the respective loan or the mortgage on the agreed time frame.

As a result of nonpayment of mortgage, the foreclosure comes to play in the scene and it makes a major role in the field. However the lender uses the foreclosure as the financial option to recover the money and the lenders will always interested if the borrower pays the money before the foreclosure take place. The reason is, at most times these foreclosure process will not make any profit for both parties except for buyer.

So while finding out the alternative methods to stop foreclosure, the short sale can be introduced as it won’t make a loss such as foreclosure. Since the borrower is selling the property for the best offer before it gets foreclosed, the buyer and the lender have the chance to avoid foreclosure. Also the selling price of this method is much higher than the foreclosure pricing. Because of that situation the lender or the borrower will not have to suffer a major loss on the deal accordingly.

If you are really interested to use the short sale method to prevent foreclosure, then getting some additional market information is a must. Since you are going to sell the property for the best offer, this market research will help you to price your property according to the market. Otherwise you will not be able to get attention from buyers and you will not be able to get a good offer accordingly.

Along with the pricing work, you will have to promote your property among the famous real estate listings and it will make the market aware of your product. So obviously this little marketing trick will help you to find a proper buyer according to your pricing scale and you will not losing much money like in the foreclosure process.

Also this short sale will not take a long time like foreclosure procedure and you are always safe with the business. And while considering on the legal steps you have to follow, it’s just simple with compare to foreclosure process and you can go ahead without hesitation. Mainly in this procedure, the lender and the borrower both will not suffer major losses like in the foreclosure work and both of them can save their time and money. Because of these main advantages, now most lenders and the borrowers try to use the short sale process rather than the foreclosure process. So the process makes more comfortable and dependable accordingly. However it is good for the industry as they are not losing much as earlier and people like this process.

If you are thinking about foreclosure, your overall credit score would probably be the very last thing that comes to mind. However, the way you handle these final days of mortgage could greatly impact your chances of obtaining credit cards, taking out student loans or doing other kinds of borrowing for the upcoming five to ten years.

Basically, there are three choices when it comes to paying mortgage; loan modifications or refinancing simply will not work. These choices are: short sales, deeds instead of foreclosure or foreclosure itself.

The regular sense that comes from experts of mortgage would be short sales, where people are capable of convincing lenders to ask for less money compared to what is owed on your house and then write off the overall difference, making a very small dent within your overall credit score. Foreclosure would be the one that will hurt you the most.

However, this may not be the case, necessarily. Credit bureaus happen to view all three choices as equally, as they are each essentially a huge delinquency through the FICO eyes. However, based on what can be seen with most clients, your overall credit score could receive reductions from 70 up to 300 points. This will depend on a lot of factors, though. Everything happens to be variable; therefore, everything can change. Credit bureaus do not truly advertise how credit scores are determined.

If mortgage isn’t paid for, you might take hits on your overall credit score and it may be possible to tie up abilities in obtaining new credit for a few years, according to experts. However, is one method preferable to another? Can short sales save you a bit of credit anguish, which can be received with foreclosures?

Foreclosure will definitely mean the biggest damage to your overall credit and short sales have the potential to give you minimum damage, as conventional wisdom shows. However, the truth is that everything depends on credit history since models of credit scoring record short sales, deeds in place of foreclosures and foreclosures exactly the same.

Short sales are never reported onto credit scores. Short sales show up as settlements, charge-offs or starts of processes of foreclosure and each one is a major delinquency. What would matter more is your credit’s state at the time when your mortgage is being defaulted. If your credit score is high, the more damage you will get.

Somebody seems to be passing along rumors that short sales are better for credit compared to foreclosures or even deeds in place of foreclosures. All happen to be equal in FICO eyes. Also, they will all stay on credit reports for around seven years.

Deed in place of foreclosures happens when borrowers turn over property deeds to settle debts and avoid foreclosure. However, there are not a lot of transactions like these within Michigan since banks concentrate more on higher foreclosure levels. In general, banks wish to see that you have made an effort in trying something, that you put it on sale. They will not want to sell the house on their own.
